Gallaher Guest House -Miami, Fl

 The Gallaher Guest House is a one-bedroom detached suite designed for tropical living. Located in South Florida, the design draws on local vernacular traditions—deep eaves, wood decks, and Hardie board siding—to create a shaded, breezy retreat for guests.

Design Intent & Urban Fit

 This detached guest house is a carefully scaled accessory dwelling nestled within a large estate property in Miami's EU-M zoning district. The project was conceived to complement the existing residence while maintaining independence through a separate address, entry, and site infrastructure. The massing, setbacks, and landscape treatment reflect Miami-Dade County's suburban character, while the architectural form maintains a low profile under the 35' height limit 

Program & Spatial Organization

 The guest house includes approximately 1,277 SF of lot coverage, efficiently organized into living spaces that open toward a new pool and landscaped courtyard. Inside, the design prioritizes privacy and comfort for long-term guests or extended family, with generous glazing that encourages daylighting and spatial flow. A concrete walkway links the unit to the main house while preserving separation of use and utility systems .

Structural Composition

 The structure is built using a concrete slab-on-grade foundation and conventional wood framing for interior walls, concrete masonry units for exterior walls, joists, and roof. Reinforced masonry is employed in shear walls and tie beams, while CMU lintels and tie-columns support wind resistance and load transfer in compliance with the Florida Building Code.

Sustainable Design & Site Strategies

 Environmental performance is woven into the project through passive and active measures. The site design employs permeable pavers for stormwater management and rainwater retention strategies to keep all water on-site. Ample overhangs, reflective roofing, and cross-ventilated openings reduce cooling loads. The mechanical systems comply with the FBC Energy Conservation Code and include efficient HVAC units, sealed recessed lighting, and energy-efficient appliances. Exterior lighting is designed to minimize light pollution

Outdoor Experience & Infrastructure

 A new pool and deck complete the residential compound, turning the backyard into a shared amenity zone while maintaining separate occupancy. The new septic tank and drain field serve the guest unit independently. Landscape buffers, privacy fencing, and low-impact materials ensure the new structure enhances rather than overwhelms the existing home and neighborhood.
